Land Is a Long-Term Strategic Investment.

Buying commercial land in India isn't just a real estate decision. It's a title, zoning, and timing decision. The parcel you choose and the diligence you run can determine whether it compounds value for a decade or becomes an asset nobody can exit cleanly. That's too consequential to navigate without independent advice.

Title & Diligence

We verify chain of title, encumbrance, and litigation history going back 30 years so ownership risk surfaces before capital moves, not after.

Zoning & Valuation

We confirm master-plan zoning, FAR, and conversion status, and triangulate price against comparable sales and development potential.

Corridor Timing

We map where a parcel sits on the infrastructure appreciation curve, so entry timing is a deliberate call, not a guess.

Negotiation & Execution

We structure price, payment milestones, and contract conditions around the diligence findings, through to registration and mutation.

What Happens, and Roughly When.

Four phases, in order, so each one settles the questions the next depends on. Timings are typical, you'll get a firm schedule once we've seen the parcel.

From First Parcel to a Full Portfolio.

One parcel is only the beginning. We help you make each acquisition with the next one and the portfolio ahead in mind.

Title & Chain-of-Title Verification

Thirty-year ownership trace, encumbrance certificate, and litigation search before any capital commitment.

Zoning & Land-Use Assessment

Master-plan classification, FAR/FSI, and conversion-risk review for agricultural or provisional-use parcels.

Valuation & Price Benchmarking

Comparable transactions, government guidance value, and residual development value, triangulated.

Growth-Corridor Timing

Reading where a parcel sits on the infrastructure-led appreciation curve before you commit.

Negotiation & Deal Structuring

Price, milestones, and contract conditions structured around verified diligence, not seller narrative.

Portfolio & Exit Strategy

Multi-parcel planning and exit timing as a land position matures or a corridor re-rates.

Your Questions
Answered Honestly

A sale deed is the document that transfers ownership in a specific transaction. Clear title is the conclusion that the seller actually held valid, unencumbered ownership to transfer in the first place, verified through chain of title, encumbrance certificates, and litigation search. A registered deed on a defective underlying title is still a defective purchase.

Timing depends on the parcel, not a fixed number of days. A straightforward chain of title with clean, available records can be confirmed within our usual range; a parcel with agricultural-conversion history, multiple past owners, or a succession chain across several heirs takes longer, since each step in the record has to be traced and verified individually. We'll give you a realistic estimate once we've seen the specific records involved.

Guidance value (sometimes called circle rate) is a government-notified benchmark used for applicable stamp duty and registration purposes in a given area. Market value is what a buyer and seller actually agree a parcel is worth in a transaction, based on location, demand, and development potential, and it can run above or below guidance value. The rules governing each, and how they interact, vary by state and jurisdiction, so we confirm the specifics for a parcel's exact location rather than generalizing. This is general information, not legal or tax advice, we'd recommend confirming the applicable treatment with your own legal or tax advisor for your specific transaction.

No. NCP is an independent advisory, not a broker, we don't hold land inventory, represent sellers, or take a commission from a developer or broker on either side of a transaction, consistent with the zero developer/broker commission on every mandate we take. Our fee is agreed directly with you as the advisory engagement, so our recommendation reflects the diligence findings, not a transaction incentive.
